JLL announced that JSM Music, a leading global commercial music production company, has expanded into 10,500 square feet of space in the penthouse of the Club Row Building at 28 West 44th St. to facilitate in-person creative collaboration. The company, which is relocating from 7,200-square-feet of space at 30 Broad St., will use the space for commercial music composition, recording, production, mix, post-production and sound design.

JSM Music is widely recognized as the preeminent global commercial music production, audio and sound design company, representing the world’s most influential brands across all digital, broadcast, film, television, live experiential and mobile mediums. The company, which had seven commercials during Super Bowl LVII, has received more global industry awards than any music production facility in the world.

Located on the 22nd floor of 28 West 44th St., the new space has been configured into four state-of-the-art studios, six writing suites and executive offices. The space features dramatic, 20-foot-high ceilings and an expansive outdoor terrace. The building owner, APF Properties, has its offices in the building, which is both LEED Gold and WIRED SCORE Gold Certified. The building offers entrances on both 43rd and 44th streets, and is steps away from Bryant Park and Grand Central Terminal and a short walk to Penn Station and Port Authority. The property is surrounded by leading retail brands, restaurants and entertainment options.

“This new lease demonstrates our commitment to New York City and our belief in the priceless value of in-person creative collaboration,” said Joel Simon, CEO / CCO for JSM. “Our industry was forced to go remote like many others, and while we never skipped a beat and kept things moving with great success, working together in the same creative space, bringing in all the incredible outside talent and having our clients on-site could not come soon enough for me. That is where and when the magic happens. There is no substitute. New York City is back, and this new space provides the ideal platform and environment for the world’s finest talent to continue delivering JSM’s unique creative vision.”

A JLL leasing team led by Brett Harvey, managing director, and Zachary Azus, senior vice president, represented JSM Music in the lease. APF Properties was represented by John Ryan III, principal, and Rachel Rosenfeld, associate, with Avison Young.
